The problem, though, is that our market is really, really hot right now, and sellers are already seeing anywhere from two to five offers; if you wait too long, the market will be flooded with other houses, making it harder for yours to stand out against the competition.
The chances of you nabbing a sale price that’s way above your initial asking price will go down if you wait. For example, a friend of mine was preparing to list his home but felt he couldn’t do so until he had gone through a small list of basic projects. I urged him to clean his home the best he could, as quickly as he could, and then put it on the market as is—no other fusses.

He was hoping for $200,000, but after receiving six offers, he got $220,000 for it; it was a clean, easy deal with no hassles. Another bonus? He doesn’t even have to move until May. This anecdote reveals the type of market sellers can enjoy if they act now.
